A house in Denver is often an older roof, an addition, and a low slope tied into a steep one, on a lot with no room to stage. We do not treat it like a new production roof in a subdivision.
The parts that fail are usually the ones you cannot see from the sidewalk. Valleys, the tie-in at an addition, a patched flashing, a slope that was reroofed over an old layer. The inspection covers the whole roof, not the face that looks bad in a photo.
Repair it if a repair will last. Replace it if it will not. If you are selling and the other side wants a certification, we write a straight report on the condition and how much life is left. We will not dress up a tired roof to get a deal through.
Denver is not immune to the storms that hit the north and east metro. When it does need a new roof, we upgrade to a Class 4 shingle, GAF Timberline ArmorShield II or Owens Corning, and we fix the ventilation while we are up there.
